February 2017 Real Estate Newsletter

January had unseasonably warm temperatures scattered throughout the month, which brought a lot of weekend visitors. Many shop and restaurant owners reported strong sales for January.

Activity is up, and we’re seeing new listings regularly.  There are quite a few properties currently under contract. In fact, it’s the most we’ve seen under contract in the month of January  for quite some time. Our team has listed ten properties since January first, and four of them are now under contract.

Some big news this year is the beach nourishment planned for Duck, Kill Devil Hills, Kitty Hawk, and Buxton. The work, scheduled to begin in Duck in late May and continue through the fall, could impact both rentals and sales. More information can be found online at this site…www.morebeachtolove.com, including costs and area maps. If your house is in a rental program, most of the rental firms, including Twiddy, will have more information on how it could impact your rentals this summer.

The preliminary flood maps are still under review, as there is some debate about the accuracy in certain areas.

We’re including a new statistics report which is generated by our MLS and covers the entire Outer Banks. Please don’t hesitate to contact us if you’d like tailored statistics for your town or subdivision.

Feedback from clients and other agents has been great on our new Matterport virtual tours. You can view some of our recent listings on www.obxhomes.com under the Newsfeed link, where we post our listings, news, articles, and other helpful info.

As always, if you are in the area, we’d love to have you stop by to say hello. If we can help in any way, give us a call or send an email.
